We specialize in long-term residential rental properties in North Atlanta, including single-family homes, townhomes, and small multi-unit properties. We are best suited for owners focused on steady, long-term rental performance rather than short-term or vacation rentals.

Absolutely. If your property needs light cosmetic updates (like fresh paint, new flooring, or a deep clean) to get it market-ready, we can coordinate those services for you during the onboarding process. 


Our goal is your long-term success, which is why we maintain a vacancy rate of less than 1%. We conduct comprehensive background checks, including credit history, criminal records, employment verification, and past rental references. We handle all leasing tours to personally vet every applicant. 


We follow the lease terms consistently. If rent is late:

  • Notices are issued according to defined timelines. 
  • Communication is documented. 
  • Escalation steps follow state requirements.

Our approach prioritizes clarity and compliance. 


Tenants submit requests through our 24/7 online portal. We follow a defined approval process:

  • Minor repairs within a set threshold may be handled without delay. 
  • Larger repairs require owner notification and approval. 
  • All work is documented. 

This ensures responsiveness while maintaining financial control. 


Rent is collected electronically through our secure tenant portal. Once funds clear, we deposit your owner draw directly into your account via ACH, typically around mid-month depending on weekends or holidays. The exact cadence is defined during onboarding so expectations are clear from the beginning. You can track all income and expenses in real-time through your Online Account Access. 


Each owner has separate fund tracking for operating income and security deposits. Rent is collected through a secure system, expenses are documented clearly, and distributions follow a consistent schedule. We do not commingle owner funds. Transparency and clean accounting are a priority.


Yes.

Maintaining a reserve helps prevent delays in necessary repairs and protects both owner and tenant experience. The specific reserve requirement is discussed during onboarding.


We are not the largest firm in the area, and we are likely not the lowest-cost option either. We are a strong fit for owners who value: clear communication, structured processes, financial transparency and long-term rental stability. Pricing is discussed after we review your property and management needs. Before any agreement is signed, you will receive a clear breakdown of all fees so there are no surprises.


Most management companies charge a "trip fee" or inspection fee. We include periodic visual inspections of your property’s interior and exterior as part of our standard service to ensure your lease terms are being followed and the property is being maintained.
